Our property management services include, but are not limited to:

• Leasing activities (advertising rentals, showing vacant units, rental applications, tenant selection, lease signing)

• Property turnover (inspect units when tenants move in/out, general cleaning of the unit when vacated)

• Rent collection (collect rents when due, promote and establish auto-draft and electronic payment plans, rent receipts, maintain rent collection records, collect late rents and inform owner, serve late rent notifications, deposit rent collections in owner’s bank account)

• Maintenance (conduct monthly “drive-by” inspections, conduct semi-annual inspections, minimum weekly inspections of vacant units and buildings, reports of maintenance. Repair and utility expense, vacuum and clean hallways, lawn care, snow removal)

• Repairs (accept tenant repair requests, categorize and maintain written log of tenant complaints, attend to plumbing stoppages, toilet repairs, appliance repair, thermostat repair, window repair/replacement, all other routine repair and maintenance, coordinate repairs with contractors as needed)

• Other responsibilities (24-hour emergency phone number for tenants, update owner monthly about maintenance priorities, repairs completed and materials purchased)
